Making more Farming Land
I've been to Esperance and surrounding areas only once, and it's a unique place. We have all heard over the years what a wonderful place it is to Farm with its reliable rainfall and challenging sandy soils. I was listening to one of the leading Farmers in the district, Andrew Fowler, on a podcast the other day, and he gave us a great insight as to what it's like to Farm in the area. Take a listen here. Andrew runs a 50,000-hectare operation down there. There are many other large Farmers in the district and how they were able to scale has been quite unique. Originally, the state Government granted an American company a million acres for a million dollars if they cleared it all and either sold or gave (not sure) new local Farmers 2/3 of the million acres. If they did that, they got to keep the 1/3. But after that, they (the state government, I am guessing) were constantly allowing the opening of new country. So what this did was keep the price of the Land stagnate because supply was outdoing demand, unlike in other areas where you had to buy someone out. In other words, they weren't making any more Land, but in the Esperance area, they were. Some smart, savvy Farmers who were learning how to Farm and Graze the country could see the opportunity and pounced. Now, there is no new Land opening up, so the price has gone through the roof, and all those savvy Farmers, like Andrew, are the beneficiaries. Now, the next bastion for Land production improvement in that area is draining and claying. Have you seen these types of opportunities in your lifetime? Reply to[email protected]
