Big Danny Thomas, director and co-founder at Rural Property newcomer LAWD, gave us a bit of the rundown on the Rural Property market at a conference last week. Fresh from selling a $320 million Cattle station in the Kimberly region of WA, Danny said there is more appetite from the institutions to invest in Australian Agriculture. Anyway, that's another topic for another day. He said the game has changed a bit in that today, you might have 1 or 2 buyers on something, whereas 18 months ago, you had 6 or 7. It was a real FOMO (fear of missing out) market for the buyer back then. Danny said there is a new class of Rural Property sellers emerging. It's the FANGO (fear of not getting out). So what we are seeing is some perhaps older Farmers who are looking to get out that have missed the peak and started to panic a bit as they are looking to move on. The FANGO brigade usually has to take less than what they expect just to get a result. Interesting. Handshake agreement

The majority of bush transactions and agreements are done on a handshake deal. There is a level of respect, goodwill and moral obligation when dealing with Farmers. But when someone breaks that agreement, things can get a bit testy. We had a case of it the other day when a Farming mate had a verbal agreement with another Farmer in the district who broke the agreement in pursuit of profit. Let me tell you, my mate is pissed off. And the Farmer that had let him down was sorry but still hadn't righted the wrong. If we don't honour our obligations to our fellow Farmers, especially in our own communities, then relationships start to break down, which can affect the fabric of these networks. And we still need to have trust in the handshake agreement. We must not lose that. Have you ever been dudded on a handshake agreement? I Reply to [email protected]

@bigpond to @gmail

We have been having trouble getting this newsletter out to members that have a @bigpond email address. The same thing is happening with our Farm Tender Daily newsletter. It's not ideal and hopefully, we will get to the bottom of it in the next few days. There are a hell of alot of people that use a @bigpond email address. But Telstra has said it's going to close down all @bigpond email addresses. It just hasn't said when. My suggestion is that you swap over to a @gmail email address sooner rather than later. You won't regret it because there will be a massive rush on when they do announce the closedown. Of course, today's newsletter might not go to any @bigpond user, so it might fall on deaf ears. See the Murray Watt video below. I agree with Charlie Bloomfield that it's a bizarre post. What is he trying to do here? I mean, he is the Agriculture minister talking about bringing the prices of food down. Surely, that has an effect on the prices at the Farm gate. Anyway, there is probably nothing to worry about, as if the big Supermarkets are going to listen to him anyway. Baffled. It's just another indication that he is out of his depth in Ag. Take a watch.
