What's happened to lease prices?
We hear many things from the rural property guys. Some say the market is treading water, others say it's dropped dramatically, one Farmer said the other day it's halved in his area of South West Victoria, and some have reported it's still fairly strong. I just heard some Land at Minyip in Victoria’s Wimmera sold yesterday for $5,500 an acre for over 350 acres roughly. By all reports, there we a couple of locals fighting over it, and the agent I spoke to said that's pretty good money in the current environment. Having the neighbours go toe to toe can add something like $500 to $1000/acre to the price realistically. We know some areas have dropped quite a bit, so where does that leave lease rates? I'm sure any new lease country today would be a fair bit down on where it was, say, 2 years ago. And what about the guys that are in current leases, some probably expensive ones, what's happening there? It would be contractual, but can they look to get a reduction? Are the Landlord willing to look at something like that? There would be nothing worse than having an expensive lease, one that you know you were going to lose money on because you negotiated it when things were good. Is there anyone with a lease who is looking to do something about it? What do the landlords think? Reply to [email protected]
